What We're Advocating

Advocate: More than 830 rental housing professionals – including 238 newcomers – convened in Washington, D.C. this week for Advocate, NAA’s annual advocacy conference and Lobby Day.  

On Wednesday, attendees held more than 230 meetings with lawmakers on Capitol Hill to promote tax policy as a way to protect the industry’s long-term viability and boost housing affordability for America’s more than 40 million renters. Industry advocates also worked to collect support for the Respect State Housing Laws Act, bipartisan and bicameral legislation that would eliminate any ambiguity that the CARES Act’s Notice to Vacate requirement ended in 2020.

FHFA: Earlier this week, Director of the Federal Housing Finance Agency (FHFA) William Pulte rescindedthe Agency’s directive imposing three newfederally-mandated landlord tenant requirementson covered multifamily housing financed through Fannie Mae and Freddie Mac (the Enterprises). 

The National Apartment Association (NAA) applauds the FHFA and Director Pulte for refocusing the Enterprises’ activities to align with the President’s housing priorities and their core mission—to serve as a reliable source of liquidity and funding for housing finance and community development throughout economic cycles,” wrote NAA’s Nicole Upano. “This order does not impact the FHFA's mandate that the CARES Act 30-day notice to vacate should be enforced at enterprise-backed communities. NAA's advocacy continues to eliminate any ambiguity that this pandemic-era extension of states' required notice prior to an eviction filing ended in 2020." Read more.

NAA Eviction Moratorium Lawsuit: “The federal government is making one last-ditch effort to avoid paying out potentially billions of dollars to cover the damage caused by its illegal pandemic-era eviction moratorium. Earlier this year, the U.S. Department of Justice (DOJ) asked the full U.S. Court of Appeals for the Federal Circuit to consider whether an eviction moratorium first issued by the U.S. Centers for Disease Control and Prevention (CDC) in September 2020 constituted a taking of landlords' property requiring compensation from the federal government.” (Reason).
